In short

Zameen's rent index put the average asking rent for a 5 marla house in Faisalabad at about PKR 74,800 a month in August 2026. Rents vary widely by area: established neighbourhoods and newer gated schemes sit at very different levels. Many Faisalabad houses are let floor by floor as portions, which costs less than a full house but needs clear terms on shared meters, parking and the roof. Under the Punjab Rented Premises Act, 2009, a landlord must let premises through a written tenancy agreement and present it before the Rent Registrar. Use e-stamp paper for the agreement and keep payment records.

Finding a house for rent in Faisalabad usually comes down to three choices: which part of the city, whether you rent a full house or a single portion, and how carefully you put the deal on paper. This guide covers all three, with current asking-rent averages from a listing portal and a plain-English walk through what Punjab's rent law expects from tenants and landlords.

Where to look for a house for rent in Faisalabad

Zameen's Faisalabad rent index lists the areas with the most rental listings. They fall into a few groups.

Gated and planned schemes

Wapda City, Citi Housing, Eden Valley, Eden Gardens, Eden Orchard and Ghalib City all appear in the rent index. These suit families who want boundary walls, wider roads and a more predictable neighbourhood. Asking rents differ from one scheme to the next, so compare listings within the same scheme and size.

Established neighbourhoods

Madina Town, Gulistan Colony, Saeed Colony, Amin Town and Officers Colony 2 also feature in the index. They tend to be closer to the city's older markets, schools and hospitals, and are popular with families who do not want a long commute. Houses here are often older, so check wiring, water supply and drainage closely.

Lower-rent areas

The index also lists areas such as Khayaban Colony, Al Noor Garden, Makkah Garden and Nemat Colony No 1 with much lower average asking rents. Lower rent can mean older construction, smaller houses or weaker access, so visit at different times of day before signing.

What rents look like

All figures below are averages of advertised asking rents on a listing portal, not agreed rents.

  • 5 marla house, Faisalabad average: about PKR 74,800 a month in August 2026, up from about PKR 60,500 a year earlier (Zameen rent index).
  • All house sizes, Faisalabad average: about PKR 1.46 lakh a month in August 2026 (Zameen rent index). This average includes large houses, so it is higher than what most 5 marla tenants pay.

A 5 marla house is about 1,125 sq ft of land if the scheme uses a 225 square foot marla, the size used in Zameen's conversion guide. Schemes and older records can differ, so ask for the covered area too.

Prices are indicative as of October 2026.

Full house, portion or room for rent

Full house. You get the whole building and all its meters. It costs more, but there are no disputes with other tenants over water tanks, parking or the roof.

Portion (upper or lower). Many Faisalabad houses are let as separate portions. Before agreeing, ask:

  • Does the portion have its own electricity and gas meters, or will bills be split?
  • Who controls the water motor and the overhead tank?
  • Is there a separate entrance, and who uses the car porch and roof?

Write the answers into the agreement.

Room for rent. Students and single workers often rent a room in a shared house or hostel. Ask what is included in the rent (electricity, internet, meals), what the house rules are, and how much notice either side must give.

Rent agreement in Faisalabad: what Punjab law says

Rental housing in Punjab cities is governed by the Punjab Rented Premises Act, 2009. Key points from the Act's text:

  • Written agreement required. Section 5 says a landlord shall not let out premises except by a tenancy agreement, and shall present it before the Rent Registrar. The Registrar enters its particulars in a register, affixes an official seal, keeps a copy and returns the original to the landlord.
  • Proof of tenancy. An agreement entered with the Rent Registrar, or a certified copy, is proof of the landlord and tenant relationship.
  • What the agreement should contain. Section 6 lists the particulars of both parties, a description of the premises, the tenancy period, the rent, the rate of increase, the due date and mode of payment, the landlord's bank details if rent is paid through a bank, the purpose of letting, and any advance rent or security.
  • Default payment date. If the agreement does not fix a date, Section 7 says rent is due no later than the tenth day of the following month.
  • Cost of skipping the process. Section 9 says that where a tenancy does not conform to the Act, the Rent Tribunal will not hear a tenant's application unless the tenant deposits a fine of five percent of the annual rent, or a landlord's application unless the landlord deposits ten percent.
  • Landlord duties. Section 12 requires the landlord to give the tenant a certified copy of the agreement, keep the premises habitable subject to the agreement, and not cut off utilities without just cause or enter without reasonable notice.

Laws are amended over time. Confirm the current procedure at the Rent Registrar's office or with a lawyer before you sign.

E-stamp paper for your rent agreement

Punjab moved to electronic stamp paper to stop fraud with fake or reused stamps. As ProPakistani reported in 2021, the buyer's CNIC is checked against NADRA records before a challan is generated, the duty is paid at a designated bank, and the bank prints the e-stamp. The system marks a used stamp so it cannot be reused. Keep the e-stamp number with your copy of the agreement.

A renter's checklist

  1. Meet the actual owner and check their CNIC against the ownership documents.
  2. Agree the rent, yearly increase, advance and security in writing.
  3. Photograph the house's condition and meter readings on move-in day.
  4. Pay by bank transfer, or get a signed receipt every month.
  5. Keep a copy of the agreement entered with the Rent Registrar.

Frequently asked questions

What is the rent of a 5 marla house in Faisalabad?

Zameen's rent index showed an average asking rent of about PKR 74,800 a month in August 2026. Actual rents depend on the area, the age of the house and whether you rent the full house or a portion.

Is a rent agreement compulsory in Punjab?

Yes. Under the Punjab Rented Premises Act, 2009, a landlord must let premises through a tenancy agreement and present it before the Rent Registrar.

Can I make a rent agreement on e-stamp paper?

Yes. Punjab issues stamp paper electronically through designated banks after a CNIC check, and the e-stamp can be verified.

When is rent due if the agreement does not say?

The Act says rent must be paid no later than the tenth day of the following month if no date is fixed.

Is it cheaper to rent a portion than a full house?

Usually yes, because you rent one floor instead of the whole building. Agree in writing how shared meters, water and parking will work.
