Multan Property Guide: Neighbourhoods for Families and Investors
A practical guide to property in Multan: key neighbourhoods, 5 marla house and plot price averages, rental demand and MDA approval checks before buying.
In short
Planned schemes such as DHA Multan, Wapda Town, Fatima Jinnah Town and Citi Housing, plus the Multan Public School Road corridor, are where most buyers look. Zameen's index put the average 5 marla house in Multan at PKR 1.74 crore and the average 5 marla plot at PKR 27.97 lakh in August 2026. The average asking rent for a 5 marla house was about PKR 69,700 a month in August 2026, up from about PKR 60,800 a year earlier. The Multan Development Authority (MDA) publishes approved, illegal and under-approval scheme lists. Check them before buying outside DHA. Buy for the use you need. Do not expect guaranteed price growth.
Multan is a major city of south Punjab, and its housing market mixes old, dense neighbourhoods with newer planned schemes on the main roads out of town. If you are weighing up property in Multan, whether to live in, to rent out or to hold, this guide walks through the main neighbourhoods, what listing-portal averages show for houses, plots and rents, and the approval checks that protect your money.
Main neighbourhoods for property in Multan
The areas below appear in Zameen's 2021 review of popular areas and in its current Multan price index.
DHA Multan
A gated, planned community between Mattital Road and Bosan Road. It offers 5 marla, 10 marla, 1 kanal and 2 kanal plots, 6 and 12 marla villas, and small commercial plots. It suits buyers who want a managed environment and are comfortable with DHA's own transfer process. Development varies by sector, so check possession status block by block. See our DHA Multan guide on this city page for prices and checks.
Wapda Town
A planned scheme run by the WAPDA Employees Cooperative Housing Society, laid out in phases, with houses and plots of 5, 7 and 10 marla and 1 kanal. Zameen describes it as family-oriented. It is a common choice for buyers who want a settled neighbourhood with built houses rather than an empty plot.
Fatima Jinnah Town
An MDA project along Vehari Road and the Southern Bypass, in two phases, with plots from 3 marla to 1 kanal and houses of 3, 5 and 10 marla. Zameen calls it reasonably priced, which makes it relevant for first-time buyers and smaller families.
Multan Public School Road
A long-established corridor named after Multan Public School that links several housing schemes, such as Royal Orchard and Sahar Villas. 5 marla, 10 marla and 1 kanal plots and houses are the most common. Each scheme along the road has its own developer, so check each one separately.
Citi Housing Multan
A gated scheme on Bosan Road near Bahauddin Zakariya University, offering 5 marla, 10 marla and 1 kanal plots. Zameen's 2021 review described it as MDA-approved and relatively new at the time. Re-confirm its status against the current MDA list.
Established city areas
Older areas such as Shah Rukn-e-Alam Colony (an MDA scheme), Multan Model Town, Zakariya Town, Shalimar Colony, Garden Town and Gulshan-e-Bashir all appear in Zameen's Multan index. They offer built houses close to markets and schools, but often with older construction and smaller plots.
Prices: house for sale in Multan and plots
All figures are averages of asking prices on a listing portal (Zameen Index), not completed sales.
| Property | Average, Aug 2026 | Average, Aug 2025 |
|---|---|---|
| 5 marla house, Multan | PKR 1.74 crore | not stated |
| 5 marla plot, Multan | PKR 27.97 lakh | PKR 26.37 lakh |
| 5 marla plot, DHA Phase 1 | PKR 22.39 lakh | PKR 22.56 lakh |
| 5 marla house rent, Multan | about PKR 69,700 a month | about PKR 60,800 a month |
Zameen's conversion guide treats one marla as 225 square feet, so a 5 marla plot works out to about 1,125 sq ft. The guide also notes that dimensions differ between schemes, so ask for the plot's size in feet.
Prices are indicative as of October 2026.
For families: what to prioritise
- Developed, occupied areas. Wapda Town, Shah Rukn-e-Alam Colony and the built-up parts of DHA and Fatima Jinnah Town already have residents and services.
- Distance to work and school. Multan's newer schemes sit on the outer roads. Drive the commute at rush hour before deciding.
- Utilities. Confirm electricity, gas and water connections for the exact house or plot, not just for the scheme.
- 5 marla house or plot. A ready 5 marla house saves construction time and supervision. A plot gives you control over the design but takes time and money to build.
For investors: what to keep in mind
- Rental demand. The rise in average asking rents for 5 marla houses over the past year suggests steady demand for family-sized homes, but rents vary widely by area. Compare listings in the same scheme.
- Built houses vs empty plots. A house can earn rent while you hold it. An empty plot earns nothing and depends on the area developing.
- Approval risk. The MDA has published lists of illegal private housing schemes. A cheap plot in an unapproved scheme may never be developed or transferable.
- Liquidity. Established schemes with active resale markets are easier to sell than plots in remote or new schemes.
MDA approval: check before you pay
The Multan Development Authority publishes three lists on its website: approved private housing schemes and land sub-divisions, illegal schemes, and schemes still under approval. It also lists its own projects, including Fatima Jinnah Town Phases I and II, Multan Model Town and Shah Rukn-e-Alam Colony.
Before paying a token:
- Find the scheme on the current MDA approved list.
- Match the plot to the approved layout plan.
- Check the seller's ownership documents and, for land outside a society, the land record.
- Pay through bank instruments and get written receipts.
