In short

DHA Gujranwala sits near Rahwali Cantt and GT Road. Zameen's area guide lists residential sectors including C, G, K, L and M, plus commercial zones. Zameen's price index puts the average 5 marla residential plot in DHA Phase 1 Gujranwala at PKR 46.16 lakh for August 2026. That is an asking-price average, not a sale price. Established areas include Satellite Town, DC Colony, Peoples Colony and Jalil Town. Planned schemes include Citi Housing and Master City. In May 2026 the Gujranwala Development Authority (GDA) published a list of 191 illegal housing societies. Check any society against GDA's list before buying. Always confirm the plot size in square feet, because marla definitions vary.

Buying property in Gujranwala usually comes down to one choice. You can go for a planned society such as DHA Gujranwala, or for an established neighbourhood closer to the old city and GT Road. This guide covers both. It explains how DHA Gujranwala is laid out, which older areas buyers usually look at, what listing portals show for prices, and the checks to make before you pay anything.

DHA Gujranwala: location and layout

According to Zameen's area guide, DHA Gujranwala is near Rahwali Cantt and the Grand Trunk (GT) Road, and its head office is on main GT Road in Gujranwala Cantt. The same guide says the master plan is split into Phase 1 and Phase 2, with residential sectors A, B, C, D, E, G, J, K, L and M, two future sectors, and three commercial zones.

The guide describes the sectors at different stages:

  • Sector C: in its final stages, with 5 marla and 10 marla plots.
  • Sector G: in its final stages, with 10 marla and 1 kanal plots.
  • Sectors K and L: expected to be completed soon. Sector L has 5, 8 and 10 marla plots and 1 kanal plots.
  • Sector M: 1 kanal and 2 kanal plots.
  • Commercial Zones 1 to 3: 4 marla and 8 marla commercial plots, with larger sizes in Zone 3.

The guide also states that DHA is the developer, with NESPAK as the engineering partner, and that the development and town planning agreement was signed on 27 September 2018. The DHA Gujranwala website lists a sales office, a UAN and a plot rate list, and carries a notice that its 132 kV grid station is fully energised. For possession status of a specific plot, go to the DHA office directly. Portal summaries can lag behind.

DHA Gujranwala plot prices: what the portals show

Zameen.com publishes a price index built from listings on its own site. For 5 marla residential plots in DHA Phase 1 Gujranwala, the index average was PKR 46.16 lakh in August 2026, up from PKR 43.55 lakh in July 2026. Over June 2025 to August 2026 the monthly average moved between PKR 37.63 lakh and PKR 46.16 lakh. The index shows about PKR 4,100 per square foot for August 2026.

Zameen's DHA Gujranwala area guide also shows current listing ranges: 5 marla plots from PKR 21 lakh to 52 lakh, 10 marla plots from PKR 65 lakh to 1.2 crore, and 1 kanal plots from PKR 76 lakh to 2 crore. Plot files (not yet balloted to a specific plot) are listed much lower. For example, 5 marla files show at PKR 19 lakh to 20 lakh.

These are listing-portal asking prices. They are not registered sale prices and can differ a lot from what a deal closes at. The gap between a file and a possession plot also reflects real risk. A file has no fixed location yet and depends on the society's ballot.

Established areas and other schemes

Not every buyer wants a new sector. Zameen's Gujranwala area guide names a range of settled localities and societies:

  • DC Colony: described as peaceful and well settled. Its Extension 3 draws investor interest.
  • Satellite Town, Peoples Colony, Jalil Town, Muhafiz Town, G Magnolia Park and Popular Nursery Town: listed as societies in the city.
  • Citi Housing Gujranwala: a gated community on both banks of the Upper Chenab Canal, reached from the canal road and GT Road. Graana lists it as approved by GDA.
  • Master City: on Sialkot Bypass Road along the Upper Chenab Canal, across from Peoples Colony. Graana lists it as GDA-approved.
  • Palm City: described as an upscale society where plot allocation has started and development is ongoing.

The same Zameen guide shows Gujranwala-wide listing ranges such as 5 marla houses at PKR 1.2 crore to 2.65 crore and 10 marla houses at PKR 2.5 crore to 6 crore. These are city-wide asking-price spreads, so a specific street can sit well outside them.

Confirm approval with GDA

In May 2026, Pakistan Observer reported that the Gujranwala Development Authority had published a list of 191 illegal housing societies, including Allama Iqbal Town Phase-I (Pasrur Road), State Life Cooperative Housing Scheme and Al-Karam City (Talwandi Musa Khan). The report notes that private societies must get GDA approval before selling plots, and that GDA keeps its list of legal and illegal societies on its official website. Check the society's name there, and check the exact phase or extension, not just the brand name.

Confirm the size in square feet

The marla is not one fixed number everywhere. Wikipedia's entry on the unit notes that across most of Pakistan the marla still follows the British-era definition of 30.25 square yards (272.25 sq ft). Housing societies may define a marla differently in their own documents, so ask for the plot area in square feet in writing before comparing prices.

Verify the paperwork

  • For DHA, get the membership or allotment documents checked at the DHA Gujranwala office, and confirm any dues such as development charges.
  • For a plot file, ask whether it is balloted, which sector it falls in, and what is still payable.
  • For private schemes and older areas, ask for the title documents and match the seller's identity with the record.
  • Pay through a traceable bank channel, never cash to an agent.

Prices are indicative as of October 2026.
